I see it all the time. Buyers think that they will get the inside scoop on a house if they go directly to the listing agent rather than hiring their own buyer’s agent. But this is just not the case. 🙅🏻‍♀️

🥜In a nutshell: If you as a homebuyer choose to go directly to the listing agent, a conflict of interest is created. The listing agent cannot help or advise you in any way because they have a legal (fiduciary) responsibility to the seller. The listing agent’s job is to sell the house for the seller for the best terms and conditions. The seller’s needs will ALWAYS come before yours, and at many times to your detriment.

Think about it this way, if you’re going through a divorce 💍, would you ask your soon to be ex’s attorney to cut you a deal if they represented you too? Of course not!

Also, you may not be the only buyer thinking the same thing. There could be one or more other buyers taking the same approach. But, you think you may have an inside track. Yet, the listing agent owes no one loyalty other than the seller.

So what should you do instead❓Ideally, the best thing for you to do is to hire your own buyer’s agent. Interview a few local agents and decide who will be your best ally as you look at and make offers on homes.

If you still want to go directly to the listing agent, ask them if they have a colleague or teammate that you can be represented by instead.

It feels like we’ve been on a little bit of a ‘rate rollercoaster’ 🎢 the past...well...year.

Just this past Friday after the strong jobs report was released, the Federal Reserve Governor Michelle Bowman said that interest rates will likely need to increase further to return inflation to the 2% goal quickly 📈

BUT, then today, top Fed officials said that they’re likely heading towards another pause ⏸️ on rate hikes. SO, what is it?! Are they going to raise the rates or not? ⁉️

🔮My crystal ball says... we don’t know. But I can confidently say that we’re not going to see a dip in mortgage rates anytime soon.

So what’s a want to be homeowner to do? 🛍️🛒 Shop around. Talk to multiple lenders to find out what products and rates they can offer you. Some lenders are even providing closing credits to buyers in certain towns across CT!
